The Process

Rental valuation

A market valuation will be carried out by our local lettings professional who will review your current property condition, advise on any required work and assess the potential for achieving the best rent during the current letting season. The rental value of the property will vastly vary depending upon the time of year. If for any reason a full student let isn't possible you may need to let your property on a room by room basis. Our student lettings valuation manager is qualified and experienced to offer the best advice on your options.

Choosing the right service

We take the time to listen to your needs and help choose the right service for you; with as much or as little support as you need. From a premium, fully managed service through to a simpler, tenant find only, we have a service level to suit your property and your needs.

Sourcing your tenant

Our vast database of prospective applicants is the starting point to find your next tenant. Promoting your property online with student portal such as uniform, Rightmove student, and Zoopla, as well as social media platforms including Facebook, Twitter and Instagram, generates further interest and a wider choice of tenants. We use physical advertising in branch and board presence outside of the property, to ensure maximum coverage.

Vetting your tenant

Our aim is to find you the best tenant, however often students have no credit file yet or may even be living with their parents, so we handle our student applications a little differently. We collect the full deposit at the point of application, we issue joint and severally liable tenancy agreements, and request a full UK guarantor for every tenant occupying your property. We will obtain previous landlord references upon request if this is available. We are strict with our process and no keys will be issued without these being complete.

Whether it is advising on how to achieve the best rental return, guidance of your legal obligations and arranging cleaning and inventory preparation, our qualified team are here to help you get it right at the start.

Checking in your tenant

With hundreds of tenants moving in and out of properties over a 24-hour period, we know how important it is to get it right first time. With years of perfecting this busy season, we are experts on ensuring a smooth changeover in tenancies. A full inventory and condition report is carried out as standard for our fully managed properties along with arranging the essential safety certificates ensuring you and your tenants are fully protected. We issue your tenants keys and handle any initial enquiries, maintenance and cleaning requests. We will even notify the utility companies and local council of the tenancy commencement, so you won't be hit with any unexpected bills.

Tenancy management

No matter the standard upon moving in, our student properties may require maintenance from time-to-time. Our committed property management team will take care of liaising with the tenants and contractors for any required maintenance, handling the documentation and accounting for your ease. Complete support including deposit protection, return and dispute, routine property visits, arranging repairs and maintenance, rent arrears handling, legal guidance and court attendance is also available. You choose the services which are right for you.
